Attorneys
Real estate transactions by nature involve contracts and other legal documents. The Colorado Supreme Court allows real estate brokers to prepare Real Estate Commission approved contracts under specific circumstances in transactions where they have established a brokerage relationship with a buyer or seller. A real estate broker is trained to assist you in completing real estate contracts that are approved by the Colorado Real Estate Commission, but only an attorney can give legal advise. If you are unfamiliar with contracts and the related paperwork, or you have special needs not addressed by the approved contract forms, you should consult an attorney.
If you dont have any attorney you can ask friends or business associates for a recommendation or contact the Colorado Bar Associations referral service.
Attorneys are not governed by a set fee schedule, so ask your attorney to explain what fees you should expect to pay for legal services. You may also discuss what level of involvement in the transaction you require. Review of the contracts, the title policy or closing documents are areas (among many others) where an attorney commonly provides service in a real estate transaction.
Engineers
If an inspection of the property indicates special problems that may be a result of structural or other defects, it may be wise to consult an Engineer trained in recognizing and correcting those type of problems.
Accountants
If you have questions relating to taxable gains or losses on real property transactions, consult an accountant.
Home Inspectors
A qualified home inspector can identify potential problems and suggest what steps to take before you have completed the purchase, allowing you to decide whether to go forward with a purchase, or to ask that the seller make repairs to the property. Appraisers
Your mortgage lender will require that a qualified appraiser report on the market value of the property before they will consent to advancing mortgage funds for the purchase of real estate.
