Appraiser Information

Licensure is the process by which an agency of state government or other jurisdiction grants permission to individuals to engage in the practice of a particular profession, vocation, or occupation and prohibits all others from claiming those credentials. By ensuring a level of minimum competence the licensure process protects the general public.

It is the state regulatory agency's responsibility to establish the acceptable level of safe practice and to furnish the means for determining whether an individual meets that standard. Licensure is voluntary in Colorado except for appraisals done for federally guaranteed or insured loans and for property tax assessment personnel.

7 Hour National USPAP Update Course Audit Compliance Period January 1, 2007 - December 31, 2009

Online Renewal will be available November 15th for those who are compliant with the USPAP audit requirements. If your license number is on the audit list you must comply with audit before you can renew. If your license number is not included on the audit list you may renew your license online November 15th.


YOU WILL NOT BE ABLE TO RENEW YOUR LICENSE UNTIL YOU HAVE COMPLIED WITH THE USPAP AUDIT.

*** Important Announcement to FHA/HUD Appraisers ***

Pursuant to Section 1404 of the Housing and Economic Recovery Act of 2008, revised eligibility requirements will be implemented for appraisers to qualify for placement and retention on the FHA Appraiser Roster.

No later than October 1, 2009, all FHA Appraiser Roster appraisers must be state "certified" and meet education requirements in order to be eligible to conduct appraisals for FHA-insured mortgages and remain on the FHA Appraiser Roster.

2008 Qualification Criteria Changes
On February 20, 2004, the Appraiser Qualifications Board of The Appraisal Foundation adopted changes to the Real Property Appraiser Qualification Criteria that will become effective on January 1, 2008. These changes represent the minimum national requirements that each state must implement for individuals applying for a real estate appraiser license or certification as of January 1, 2008. Temporary Practice Permits
An appraiser licensed or certified in another state may be granted a Temporary Practice Permit which recognizes the license from the other state for practice in Colorado on a short term basis. Temporary Practice Permits are available for any engagement. The Permit is valid only for the appraisal of the specific properties listed on the Temporary Practice Permit. Contact the Division of Real Estate for the permit application. The fee for the temporary permit is $75.00.

Reciprocity with other states
Colorado may accept a person licensed or certified in another state at the equivalent Colorado level if the other states requirements are consistent with those set by the Appraiser Qualifications Board of The Appraisal Foundation. Colorado does not accept temporary, trainee, apprentice, or transitional licenses for reciprocity at any level. Reciprocity applicants must complete a special application, pay the fees and submit a current license history letter or certificate of good standing from the other state. Examination, proof of education and review of experience are not required as these matters were previously handled by the other state.

Residential Borrowers May Receive Copy of Appraisal
December, 1991 amendments to the federal Equal Credit Opportunity Act, known as 12 USCA Section 1691(e), require a lender to provide, on written request, a copy of the appraisal report to any person who applies for a residential mortgage.
