A new broker applicant must fill out the Application for License as a Real Estate Broker. The application fee is $200.00. If the application is filled out properly, all the requirements have been met and there are no extenuating circumstances, it takes up to a month to process and mail the license to the employing broker. During renewal (November - February), it may take longer.

Almost 25% of the applications that the Real Estate Commission receives contain errors or are incomplete resulting in a delay in license issuance. Please make sure to read the application form carefully.

What are the requirements for having a real estate office?
Every resident Colorado real estate broker must maintain and supervise an office open to the public, except those brokers registered in the Commission office as in the employ of another broker or those brokers registered as inactive. The Commission has no rule against operating a brokerage business out of your home if you are reasonably available to inquiries from the Commission, the public and other brokers who may be responding to a listing you have. Be careful however, regarding local restrictions for in home offices. It would be a breach of your duties to take on a brokerage relationship and not be available.
Any broker licensed as an individual proprietorship or the acting broker for a corporation, partnership or LLC; and brokers who have branch offices, must be reasonably available to manage and supervise an office during regular business hours. Note: Beginning January 1, 1997 a branch office license is no longer required, nor is there a duty to notify the Commission of a branch office address.

If you wish to activate as an employed broker associate, you must fill out the Application for Transfer to New Firm (REC-TF) . The application fee is $50.00. The application, if complete and properly filed, is effective the day it is received by the Division of Real Estate. It takes 10 - 12 business days to process and mail the license.
If you wish to activate as an individual proprietor, you must fill out the Individual Proprietor Application (REC-IP). If you are going to have a trade name you must also submit a copy of a current, recorded trade name affidavit as filed with the Colorado Secretary of State. The application fee is $50.00. The application, if complete and properly filed, is effective the day it is received by the Division of Real Estate. It takes 10 - 12 business days to process and mail the license.
If you wish to activate as the broker of record for an existing corporation, partnership, or LLC, you must fill out the Application for Change in Corporation, Partnership or LLC (NC01-04D) . How do I transfer my license to another office?

Why is my license suddenly inactive?
If you suddenly noticed that you are showing as inactive, verify that you have a current E&O policy (and your company). If you had a break in time with no coverage, you need to apply for re-activation with the proper application and fee. Follow directions on the application for submittance. Only checks and guaranteed funds are accepted. No Cash or credit. Do not fax forms that require a fee.
How do I place my license on inactive status?
You can place your license on inactive status by using the Application to Inactivate License (REC-Inacti). Be sure to include your current home address. Inactive licenses do not print. You should verify your status by checking the Online Services link. This may take 10 - 12 business days to process. You must continue to pay renewal fees if you wish to maintain your license, even on inactive status.
How do I change my individual proprietorship address?
You can change your business address by filling out the Application for Change: Individual Proprietor (REC-IP). The application fee is $50.00. The application, if complete and properly filed, is effective the day it is received by the Division of Real Estate. It takes 10 - 12 business days to process and mail the license.
Remember that if you are working out of your home and you change your home address, this is still considered a business address change that requires submission of the form and fee.
How do I change my corporation, partnership or LLC address?
You can change your business address by filling out the Application for Change in Corporation, Partnership or LLC (NC01-04D). The application fee is $50.00. The application, if complete and properly filed, is effective the day it is received by the Division of Real Estate. It takes 10 - 12 business days to process and mail the license.
Remember that if you are working out of your home and you change your home address, this is still considered a business address change that requires submission of the form and fee.

How do I change my residence
address?
You may change your residential address by using the Change of Personal Information Form (REC-PI).
How do I change my personal name?
You can change your name by filling out the Application for Change in Personal Name (REC-NameChange) . You must also submit a copy of the legal document showing the name change (i.e., marriage or divorce certificate).
If you are
active the application fee is $50.00.
If you are an Individual Proprietor there will also be a $50.00
fee for each licensee working for you.
If you are inactive there is no fee to change your name.
Inactive licenses do not print.

The Commission
may refuse to issue a license to a corporation, partnership, LLC
if the name is the same as that of any person or other business
whose license has been suspended or revoked or is so similar as
to be easily confused with that of the suspended or revoked person
or entity by members of the general public.
No broker's license will be issued to a broker under a trade name,
corporate name, partnership name or LLC name which is identical
to another licensed broker's trade name, corporate, partnership
or LLC name.
Before you pick a name for your business, call the Division of
Real Estate and ask if the name is being used. You should
also call the Colorado Secretary of State if a corporation,
limited partnership, general partnership or LLC.
You can change the name of your corporation, partnership or LLC by filling out the Application for Change in Corporation, Partnership or LLC (NC01-04D). You must also submit a copy of the name change certificate from the Colorado Secretary of State. The application fee is $50.00 for you and $50.00 each licensee working for you. The application, if complete and properly filed, is effective the day it is received by the Division of Real Estate. It takes 10 - 12 business days to process and mail the license.
What are the requirements for a temporary broker?
If you are a current Colorado broker licensee with two years active licensure as determined by the Commission records, you can apply for a temporary broker license by filling out the Application for License as Temporary Corporate, Partnership or Limited Liability Co. Real Estate Broker (Temp 11-05) . The statute only allows for temporary licenses for Corporations, Partnerships, and LLC (there are no provisions for issuance of temporary broker licenses for Individual Proprietorships). Two 90-day temporary broker licenses can be issued, however if there is a need for a third, it must be reviewed and approved by the Commissioners at their monthly commission meeting.
How do I upgrade my broker license to a higher level of licensure?
You can upgrade
your broker license to a higher level of licensure by filling
out the Application for Change in Broker Level of Authority (REC-Upgrade).
There is no application fee if you are upgrading on inactive status.
(Inactive licenses will not print-check the Online
Services Link for the status of your license).
If you are upgrading an active license the application fee is
$50.00. Upgrading your license will not change your expiration
date.
Please Note: If you were initially licensed as a salesperson (pre 1997) and are currently listed at the associate broker level, it is likely that you will be required to sit for the state portion of the real estate broker's exam before being allowed to upgrade. If your license was initially issued at the associate broker level, the state broker's exam requirement has been met.

Who is required to have errors & omissions insurance?
If you are active you must have a current errors and omissions insurance policy. Designated brokers for a corporation, partnership or LLC are required to not only have a current errors and omissions insurance policy for themselves, but they must also have a current policy for the corporation, partnership or LLC.

How do I reinstate my expired license?
Licensees have 3 years from the date their license expired to reinstate it. Click here to access the license database and check the date of expiration.
What are the current reinstatement fees?
The fees are determined by the length of time the license has expired and whether the license is going to be reinstated on an "active" or an "inactive" status. If your license expired 1 year ago or less, the reinstatement fee would be $171 dollars. If it expired 2 to 3 years ago, the fee is $228 dollars. If expired longer than 3 years ago, you must re-apply for your license. Please add $50 dollars to these fees if you wish to activate your license upon reinstatement. Also check for CE requirements. Inactive licenses do not print. Verify your status at the Online Services Link.
What form do I use to reinstate my license on active status?
Licensees wishing to reinstate on active status may be required to submit a current fingerprint card if they did not previously submit a card as part of their renewal process. See information on this process here.

fee and the Application for Change in Status (REC-REINST).
If you wish to be an individual proprietor, submit the correct reinstatement
fee, the immigration affidavit and the Application for Individual Proprietor
(REC-IP).
If you are going to have a trade name you must also submit a copy
of a current, recorded trade name affidavit as filed with the Colorado
Secretary of State.
If you wish to be the broker of record for an existing corporation,
partnership, or LLC, submit the correct reinstatement fee, the immigration affidavit and the Application for Change in Corporation, Partnership or LLC (NC01-04D).
If you wish to be the Broker of record for a new corporation, partnership
or LLC, submit the correct reinstatement fee and fee for new corporation partnership or LLC, the immigration affidavit, and the Application for New Corporation Partnership or LLC, along with the proper fee.
Send us the correct reinstatement fee with immigration affidavit. Be sure to include your current home address. Inactive licenses do not print. Verify the reinstatement at the Online Services Link. Processing can take 10 - 12 business days.
If my license expired more than 3 years ago, can I reinstate my license?
No. Statute allows for reinstatement of a license that has expired within the last 3 years. If your license expired more than 3 years ago you will need to reapply as a new licensee. Click here for information on licensing requirements.
If I reinstate my expired license now, when will I have to renew the license?
Reinstated licenses are issued for three years from the date of reinstatement.

D-13. Anniversary Date Renewals and Reinstatements
The Commission, upon receipt of a complete and satisfactory application,
shall renew a license expiring on December 31, 2005 or 2006 or
2007, for a period of time equal to two years plus the number
of days until the licensee's initial date of issuance anniversary
date. Thereafter, the license renewal periods shall begin on the
date of issuance anniversary date and continue for three full
years. An expired license may be reinstated as follows:
(a) If proper application is made within thirty-one days after the date of expiration, by payment of the regular renewal fee;
(b) If proper application is made more than thirty-one days but within one year after the date of expiration, by payment of the regular renewal fee and payment of a reinstatement fee equal to one-half the regular renewal fee;
(c) If proper application is made more than one year but within three years after the date of expiration, by payment of the regular renewal fee and payment of a reinstatement fee equal to the regular renewal fee.
