Licensing Process
  1. Submit a set of fingerprints for a criminal history record check to the Colorado Bureau of Investigations.  Detailed instructions on this process may be found at  http://www.dora.state.co.us/real-estate/applications/mortgagebroker/CBINotice.pdf.

  2. Register with the Nationwide Mortgage Licensing System and Registry in accordance with policies and procedures established by the Nationwide Mortgage Licensing System and Registry.  This includes, but is not limited to completion of the correct registration application, authorization for the registry to pull a credit report and payment of any fees associated with registration.

  3. Submit fingerprints to the Nationwide Mortgage Licensing System and Registry in accordance with policies and procedures established by the Nationwide Mortgage Licensing System and Registry.

  4. Complete the 20 hours of pre-licensing education reviewed and approved by the Nationwide Mortgage Licensing System and Registry or by a company contracted by the Nationwide Mortgage Licensing System and Registry for the review and approval of pre-licensing courses.

  5. Pass the two part S.A.F.E. Mortgage Loan Originator exam in accordance with policies and procedures established by the Nationwide Mortgage Licensing System and Registry. To schedule a test, call 866-994-6657.

  6. Obtain a compliant surety bond.  Surety bond requirements are defined in section 12-61-907, C.R.S. and by Director rule found at http://www.dora.state.co.us/real-estate/rulemaking/index.htm#MB.

  7. Obtain compliant errors and omissions insurance.  Errors and omission insurance requirements are defined in section 12-61-903.5, C.R.S. and by Director rule found at http://www.dora.state.co.us/real-estate/rulemaking/index.htm#MB.

  8. Complete the Colorado Division of Real Estate specific license application found at https://eservices.psiexams.com/index_login.jsp and pay the application fee prescribed by the Director.

  9. Once your Division of Real Estate Mortgage Loan Originator License has been approved call the Division to update your NMLS online record with the NEW State issued license number. Once this has been done your NMLS record will be approved.

  10. Review the S.A.F.E. Checklists:

    The Director of the Division of Real Estate developed the following checklists to help existing licensees and new applicants comply with the Mortgage Loan Originator Licensing Act which was passed pursuant to the S.A.F.E. Act.  The checklists are as follows:

    1. Checklist for Individuals Licensed Prior to August 5, 2009;
    2. Checklist for new applicants on or after August 5, 2009 and prior to January 1, 2010; or
    3. Checklist for new applicants on or after January 1, 2010.

Please do not wait until the last minute to complete the licensing process. The Division of Real Estate encourages all individuals to get licensed as soon as possible.
